Building Grading

There are hundreds of buildings in Jakarta. SewaKantorCBD helps to classify, for the purpose of comparison, office buildings into 4 categories - Premium Grade, Grade A, Grade B and Grade C.

Definition of Grading:
Premium Grade: The most prestigious class is the “Premium Grade”. These buildings compete with rents surpassing the majority of other buildings due to its high quality finishes, variety of notable facilities, professionally managed office buildings, state-of-the-art building system (such as lift zoning, and security systems), and located at the premium address of Indonesia. Premium Grade buildings are bold and typically a landmark due to its size and/or award-winning architecture. Premium Grade buildings pass the most stringent requirement of building specifications and checklist.

Grade A: Buildings that are “Grade A” are impressive. These buildings fetch a higher than average rent due to its quality finishes, notable surrounding facilities, relatively new and well-managed office buildings, great building system (such as zoning, and security systems), and are located at addresses with high and accesible traffic.

Grade B: Buildings that are “Grade B” are a balance of acceptable quality and value for money. The rents are typically average, competing for the widest range of prospective clients. Grade B buildings are typically medium in size, of fair building quality, and/or limited surrounding facilities.

Grade C: Buildings that are “Grade C” competes for a low cost functional office space. The rents are typically below average. Grade C buildings are typically small in size, located away from premium addresses and/or located on a one way street. These buildings tend to be of age, has few surrounding facilities, and are managed in-house by landlords that do not focus on building management.

However, please note that while we attempt to follow strict guidelines to ensure consistent grading policies, there are subjectivities involved when assessing points such as lobby quality, exterior of building, professionalism of building maintenance, and surrounding facilities
